以下是我认为大家在房屋买卖中常常问到的问题, 我在这里抛砖引玉。 欢迎提问,希望这一帖可以逐渐丰富,给大家买卖房产提供方便。我也希望-BBS 房屋出售版会成为大家买卖房产的好帮手!

1首期(Down payment

留学生买房可以贷款,理论上讲,通常要付的首期是房价的35%以上。但果你的信誉很好,有些贷款专家也可以帮你做到更低的首期。

2 按揭贷款(Mortgage

Mortgage的还款期最长为避25年,但利息不是一下子锁定25年,可分为一年,两年,三年或五年,还可以选浮动利率。 至于还款,可以按月,双周或每周。贷款是在买房时很重要的一个问题,具体情况,我们可以在今后进一步探讨。

3 律师

在房地产交易中,律师是必不可少的。律师会帮助你办理所有相关的法律文件,如:产权过户,查清业主是否有债务并用房产做抵押,房子的银行贷款是否还清及算出你应承担的土地转让税,本年度地税等。

4 费用

4-1土地转让税:根据房价不同,所缴金额不同,大致是总房款的1%。(准确数额,请咨询地产律师)

4-2律师费:通常是几百元。 另外,在律师在办手续的过程中,要帮你交几百块杂费,这比钱也得你出。所以总共加起来应该在 $1000 $1200之间。

4-3 地税:根据交接的日期来分摊,交接当天由买方出。

4-4 管理费:对于CONDO,交接当月的管理费也是根据交接的日期来分摊,交接当天由买方出。

4-5 验屋费:对于买HOUSE,如果买方要求验屋,还要有三百块左右的费用。

4-6 保险费:申请贷款时,房子是要买保险才行。房屋贷款保费很低,一般全年不过两百来块。


好了,对于房屋及相关的知识有了初步了解.

现在我们看看买房的大致步骤:

在看房之前,和贷款的银行家谈谈,确定可以买多少钱的房子。 和信得过的地产经纪谈一谈,根据你的预算和实际需求,作出合理规划,并确定地段,房型。

看房。主要是看房子的实际状况,象房屋年龄,内外装饰,HOUSE 屋顶,墙面,地面,电器等。另外,还要考虑地税,CONDO 管理费,HOUSE建筑图,朝向等等。总之要看的东西很多,不过依我个人之见,要相信自己的感觉,你可能会有一见钟情的感觉。

下OFFER, 即讨价还价,这是个学问。下得太低了,卖家会认为你心不诚,这会让卖家产生抵触情绪。所以要恰到好处。而且,谈判过程中情况瞬息万变,这对你所选的经纪的判断力会有很高的要求,要能够读出卖家的心态,才能最大限度的为你争取利益。另外,OFFER中还会写出定金(通常是房价的5%)交屋日期,电器,窗帘及地毯等。


FFER中的CONDITION,一般来将,经纪会在合同里加几项条件(Condition)包括验屋,贷款,CONDOSTATUS CERTIFICATE 如果条件未满足,你可以不买这房子,不会有损失。

定金(DEPOSIT)。合同签好后要交一张定金到卖方的地产公司的一个由政府和银行监管的专门户头(TRUST ACCOUNT, 如果你最后不要这个房子,这笔钱会如数退还给你。

验屋。市场上有专业的验屋师,会给出专业的意见。

CONDO 的状况报告(STATUS CERTIFICATE),是由物业管理公司提供的, 律师会跟你解释你所买的CONDO是否运作正常,例如,是否有法律纠纷,预留的资金等等。

按揭贷款。每家银行有不同的PACKAGE,大家可以比较后选出最适合自己的。

律师的工作。合同里有一个查契期限,律师会在规定的时间前把房子的历史查清。例如土地所有权,房子有没有抵押,有没有侵占别人土地,路权是怎样的,是否拖欠地税和其他费用。当地政府是否发出通知说这个房产有问题。同时,律师还会计算你应当承担的地睡和其他费用并准备相关的法律文件。

签字。交屋的前几天,律师会通知你去签署所有文件,并准备好支票准备接受房子。

交屋日。(CLOSING DATE)买卖双方律师都会派人到地产登记机构去办理所有手续,一般在下午四五点钟会通知你去拿钥匙。一旦拿到钥匙,应先到房子里检查一遍,有什么问题,象电器少了,合同中列出的家具少了等,要马上通知律师。

For  an international student who holds a valid working permit with good credit history, it is possible to pay only 5% down payment together with an amortization period of 40 years.



In this case, client is able to pay the minimum monthly payment with the minimum down payment.

I think you are talking about high ratio financing..


 


The phrase high ratio refers normally to mortgages arranged through a chartered lending institution where the loan amount exceeds 75% of the purchase price or appraised lending value, whichever is the lesser. Until 1970, major financial institutions in Canada were prohibited from making such loans. However, federal legislation covering banks, insurance companies, loan, and trust companies permitted loans higher than 75% if they were insured. Insurance is provided by Canada Mortgage and Housing Corporation and GE Capital Mortgage Insurance Canada.


 


Means you have to buy a insurance if you put 5% downpayment. But if you are holding working permit, this insurance could not be approved by GE/CMHC.


 


So if you put  5%downpayment, it's very hard to get the mortgage.

Genworth "New to Canada" is designed specifically for New immigrants and students who hold valid working permits. The highest LTV ratio available is 95% for purchase.


Borrower qualification
- Must have immigrated or relocated to Canada within the last 24 months
- 3 months minimum full time employment in Canada (borrowers being transferred under a corporate relocation program are exempt)
- Must have a valid work visa or obtained landed immigrant status


An international student who wants to pay only 5% down payment must have a good credit history and a good annual income to support both GDS and TDS. For further information, please refer to www.genworth.ca.

Answers:


1. I heard some financial company (not major banks in Canada) have this kind of program. The reason for this kind of program is just for attracting people's interest.


2. The Rate they provide is pretty high.8%to 9% is normal. Like a 2nd mortgage.


3. When you apply mortgage from them, they must require you to provide income tax record for the past two or three years. because if they give the mortgage, they take the risk.They are doing different way with major banks here. So, They have very strict procedure to qualify you. If your job is very very stable in the past two years, like working in the bank, or IBM, this kind of big company, annual income $50K or $60K up, enen you are holding a working permit visa, you will still get approved.

1. Genworth Financial Canada is one of the three mortgage insurance companies in Canada (Genworth, CMHC, and AIG). You mentioned this company in your previous posting (GE).

2. Genworth Financial Canada is not a lender/bank. However, all lenders including major financial institutions who provide high ratio mortgages need to either go through it, or CMHC since only Bridgewater Bank works with AIG which is a new insurance company.

3. The interest rates depend on lenders but not insurance companies. Usually, clients are able to get the best discounted rates.

3. Since Genworth "New to Canada" is designed specifically for new immigrants or students who hold valid working permits, there is no way to require employment confirmation for the past 2 years. As stated, borrowers " Must have immigrated or relocated to Canada within the last 24 months" with minimum 3-month employment history.

Thanks for challenging me on this the topic of high ratio. Pratically, All my clients who are holding working permit visa, at least put 15% down payment when purchasing a property in the past three years. 

I still think it's very hard to apply LTV 95% mortgage if you are not landed immigrant. Allow me to recommend three mortgage professional's name and phone No. below, you may consult them for more detailed information, thanks.

Hi, Fred,


I know that you are a reputable real estate agent and have provided services to many international student. 


I didn't mean to challenge you on this topic. As a registered mortgage broker, I just want to provide more information to all international students which is not for advertising purpose. As I said, borrowers have to have good credit history and enough income to serve both ratios (GDS and TDS) for high ratio mortgages. You may go to your friends to confirm the correctness of all my postings.

多少是比较合适的

do you mean renting first, buying later? If there is such clauses in the lease agreement, you may do it upon mutual agreement.
